Frequently Asked Questions
What Makes A House a Home?
A home tells a story and expresses a person or family’s interests. To create a home requires an emotional connection and sense of belonging, not just physical things. At American Dream Rental Group we want to you make yourselves at home and create long lasting, happy memories!
Is Renting or Buying Better?
One of the benefits of renting a home is that there are no maintenance costs or repair bills. This means that when you rent a property, as your landlord we assume responsibility for maintenance, improvement, and repairs. If an appliance stops working or your roof starts to leak, you raise a ticket, or call us and we’ll get it fixed as soon as possible!
I have Pets! Is that a problem?
Some of our properties are suitable for pets! Some HoA’s won’t allow certain animals so it’s always good to check first!
For the majority of our properties there is an additional monthly charge for pets and a limit as to the maximum number of pets you can have. This varies from unit to unit so always ask the property manager!
How Long Can I Stay?
There is no maximum! The minimum contract we offer is 12 months, and many of our tenants opt to stay for longer!
Do I NEED Home Insurance?
While homeowners need to maintain a homeowners insurance policy, the equivalent for renters is a renter’s insurance policy. This is much cheaper and covers nearly everything owned, including furniture, computers, and valuables. The average cost of renter’s insurance is $179 per year, while the average insurance policy for a homeowner costs $1,249 per year.

Fill in a pre-screen form to see if we have a property that fits your requirements.
What Credit Score do I need?
Currently we require applicants have a credit score of at least 600 to apply.
House Much is The Security Deposit?
It varies depending on the state you reside. Usually, we ask for 4-6 weeks rent as a security deposit. Paid prior to collecting your keys. This means if you are renting a property for $1000 per month, you would pay $1000 for the security deposit and another $1000 for the first months rent before you get your keys to the property. Assuming you look after the property you will get your security deposit back when you vacate the premises.
What Bills Do I have to Pay?
All tenants pay their own, water, gas, electric, garbage and sewer. We will help you by providing you with meters readings on your move in day. You then give these to the supplier and they will bill you accordingly.
What is a Holding Deposit?
Often we get multiple applications for our properties… assuming you pass the relevant tenancy checks (credit, references etc), you have 24 hours to put a small holding deposit down for the property. Usually, $100-200. If no holding deposit is received we will offer the property out to another of the approved applicants.
